Seasonal hiring

The seasonal hiring is a particular form of hiring of a " residential building meublé" (house, apartment, etc). It is governed by articles 1713 and following of the Civil code and the provisions of the L121-1 article of the Code of consumption. Its duration, its price and the conditions of its contract are fixed by the whole of the parts (Owners, tenants and arranges). In practice, it is the owner with the agency which definite periods, duration and conditions to which they will present the good to be rented, with the tenant to accept or not.

Access to the external people during the hiring

Throughout all hiring, the owner cannot penetrate in the places rented without agreement of the tenant.

In the case of a seasonal hiring of long life, the personnel of cleaning cannot generally be refused. It makes it possible to keep a certain level of cleanliness of the places, makes it possible to the tenants to benefit from their hiring, and as makes it possible to prepare the following hirings… so, it is a means for the agency and the owner to check as all is in conformity with the conditions of contract (many tenants, presence of animals, etc). Idem for the personnel of gardening and swimming pool, this one being able however to be limited only to certain schedules and certain spots necessary for the good conservation of the real estate.

Down payment or installment?

The down payments are acquired and any renouncement of the tenant involves only the loss of this one. The owner can also give up it by refunding the double of their amount.

For the installment, the contract is final. If the tenant desists, it owes the totality of the price. If the owner gives up the hiring, the tenant can claim damages to him (still is necessary it to be able to justify of a real damage!).

In all the case, if this one is carried out via an estate agency or any other professional subjected to the law of January 2nd, 1970, that will not exceed the 25% of the entire amount of the hiring

Deposit

A deposit will be poured by the tenant and will be recovered at the conclusion of the hiring (in the one month which follow) if no degradation is noted.

Visitor's tax

The tenants must discharge visitor's tax, this one is not an option. Its amount is variable according to the communes.

Insurances

The insurance is an obligation of the owner (contract of insurance owner), like tenant (temporary contract of insurance tenant)!

Safety of the swimming pools

Each swimming pool must obligatorily be equipped with a safety device to standards (barriers, volumetric alarm, perimetric alarm, cover, etc).
