Are here exposed a list of important points in the choice of a ground before the purchase.
Seek of a ground
Geographical location
One of the first elements is the approximate place of research. It is necessary to target its search of the " ground idéal" according to much of parameters but inter alia:
- proximity of its work (if it is fixed) in kilometers but also in time (minor roads, stoppers,…),
- of the equipment of the commune (cribs, school, sports equipment, supermarket, administrations, place of worship),
- attaches sentimental,
- family proximity, friends,
- tallies of life and projects of the commune (future airport or enlarging of the college, establishment of a cinema or a retail park,…),
- proximity of a big city,
- trend of the prices of the markets on this commune,
- cover telephone, Internet or televisual,
- …
This list is not exhaustive and varies according to each one, it goes from there in the same way for the priorisation of the criteria.
Very with each one will center also its research following of the criteria of proximity:

In allotment (more meetings, of division, improved land often, but also more specific promiscuity, payment, constraints,…),
- In free piece (more offset of the commune often or in locality), often not-developed (to envisage the cost of connection), but more peaceful. - > to check the constructibility of the ground in town hall or with the DDE (certificate of town planning)
Climatic situation

It is important to locate as of the visit of the ground the cardinal axes and to support the grounds having a garden in the south, west or east.
- It is also necessary to study (given weather) the standard of wind and the direction (to plant hedges in functions or to use a better insulation).
- precipitations,
- extreme climatic conditions (snows, glaze,…) and to study the equipment of the commune,
- to get information natural risks (believed, risks seismic,…).
Budget
The budget is determining in the choice. Once the calculated envelope, it is necessary to envisage:
- the price of the ground,
Authorization

To check the RAINED POS or of the commune,
- To have the certificate of town planning,
- To check the constructibility of the zone,
- To check the constraints of the department (standard of house, architectures, zone classified,…),
- To check the coefficient of construction (% constructible of the ground),
Pleasure
The choice is then a business of Compromis and Feeling. The Prospection is sometimes hard. With the accesses of the cities, the grounds are small and rare.
Seek
In order to be widened its research fields, should:
- To often look at the advertisements,
- To activate its personal network (friends, family, colleagues,…),
- To contact the estate agencies,
- To contact the town halls,
- To contact the lotisseurs (see pagesjaunes),
- To contact the notaries,
- To make it tower campaigns and to question the farmers or other landowners,
- to get information near the manufacturers who can have " goods plans" but to be wary because they are not often owners of the ground. No obligation to pass by them for construction…
